🏛️ Georgia Real Estate Licensing Requirements

At True Vision Real Estate Academy, we believe informed students are empowered students. Before you enroll in any of our Courses, it’s important to understand the full licensing process required by the Georgia Real Estate Commission (GREC).

This page outlines the eligibility criteria, education requirements, testing process, and what to do if you have a prior conviction or disciplinary history.

📌 Salesperson License Requirements

To become a licensed Georgia Real Estate Salesperson, you must:

  • Be at least 18 years old

  • Hold a High School Diploma or GED

  • Provide valid Government-Issued identification

  • Complete a 75-hour GREC-approved Pre-License Course

  • Pass the Course final exam with a minimum score of 72%

  • Pass the State Licensing Exam administered by PSI

  • Complete a Criminal Background Check

  • Apply for your license within 12 months of passing the exam

📌 Broker License Requirements

To qualify for the Georgia Real Estate Broker Pre-License Course, you must:

  • Hold an Active Real Estate license for at least 3 of the last 5 years

  • Provide valid Government-Issued Identification

  • Complete the 60-hour GREC-approved Broker Pre-License Course

  • Pass both the Course final exam and State Exam with a minimum score of 72%

  • Complete a Criminal Background Check

  • Submit your Broker license application to GREC

📆 Final Exam Retake Policy

For both the Salesperson and Broker Pre-License Courses:

  • Students have two chances to pass the final exam within 90 days of completing the Course

  • If both attempts are unsuccessful or the 90-day window expires, students must re-enroll and retake the entire Course (retake fees apply)

⚠️ Criminal History or Disciplinary Action? Read This First.

GREC has the authority to deny licensure based on:

  • Prior criminal convictions

  • Disciplinary actions from other professional licensing boards

  • Failure to disclose previous violations

If this applies to you, you may request a Preliminary Decision from GREC before enrolling in a Course.

📝 How to Request a Preliminary Decision

To request a determination on whether your background may impact your ability to become licensed, you’ll need to submit the following to GREC:

  • Certified court documents or official disciplinary records

  • A written explanation of the situation and its resolution

  • Any supporting documentation (e.g., completion of probation, expungement, letters of recommendation)

👉 Start this process early. GREC’s response time may vary, and a negative decision does not prevent you from completing a Course or taking the exam—but it may affect your ability to receive a license.

❓ Frequently Asked Questions – Self-Paced Course

Is this a Live or Instructor-Led Course?

No. This is a Self-Paced Course, which means there is no Live Instructor. You complete the Course online, on your own schedule, using built-in tools and materials.

How long do I have to finish the Course?

You have 6 months from the date of enrollment to complete the Course and pass the school final exam.

How is the Course structured?

The Course is broken into chapters with quizzes, reading materials, and progress tracking. Once complete, you’ll schedule a Proctored School Exam to receive your Certificate of Completion.

What happens after I finish the Course?

Once you pass the school exam, you can schedule and take the Georgia Real Estate licensing exam through PSI. You'll also need to complete a background check and submit your application.

Is help available if I don’t understand something?

No. This Course is designed for independent learners. If you know you'll need regular support or prefer a Live Course, we recommend waiting for our virtual or in-person options.

What if I fail the school exam?

You have two attempts to pass within 90 days. If you don’t pass or go beyond 90 days, you’ll need to re-enroll and retake the Course (additional fees apply).

What support is offered after I pass?

All graduates of our Self-Paced Pre-License Course are eligible for a free 30-minute Post-License Consultation to help them identify career goals and choose the right Real Estate brokerage before affiliating.
